Living Through a Kitchen or Bathroom Remodel in the Bay Area


Can you live at home during a kitchen or bathroom remodel?
Yes, and most Bay Area families do. Living through a remodel goes much better when you plan ahead for the three things that wear people down: no kitchen, dust and noise.
A bathroom remodel is easiest when you have a second bathroom. If the one being remodeled is your only one, talk with your contractor before work starts about the order of work, and plan where you will shower during the stretch when the old fixtures are out.
How do you set up a temporary kitchen?
Pick a spot close to running water, such as a laundry sink, a bathroom or a garage utility sink. Then build a small "camp kitchen" around it:
- Move the fridge. The garage, dining room or family room usually works. Ask your crew to move it on demolition day.
- Use countertop appliances. A microwave, electric kettle, toaster oven, slow cooker or plug-in induction burner covers most meals.
- Spread out the load. Heating appliances draw a lot of power. Plug them into different circuits so you are not tripping the same breaker every night.
- Use the grill. South Bay summers make outdoor cooking easy. In the Sunset, Karl the Fog may have opinions about grilling in July, so keep a jacket by the back door.
How do you keep construction dust out of the rest of the house?
A good crew sets up containment before demolition and keeps it up until the final cleaning. Typical steps include:
- Plastic sheeting walls with a zipper door between the work area and the rest of the house.
- Covering or sealing heating and air registers in the work area, and checking the furnace filter afterward.
- Floor protection along the path from the front door to the work area.
- HEPA vacuums and a daily cleanup at the end of each workday.

How do you keep kids and pets safe?
- Make the work zone off-limits. A closed door or a zipper wall works better than a verbal rule.
- Walk through at the end of the day. Look for loose screws, nails and blades before kids roam the house.
- Plan for open doors. Crews come and go all day. Pets are safest in a closed room, a crate or with a friend on the loudest days.
What hours can contractors work in San Jose and San Francisco?
Each city sets its own rules, so check with the city for your specific project. Two examples:

Do you need a permit for a dumpster in the street?
Often, yes, if the bin sits on the street rather than your driveway. In San Francisco, debris box companies need a registration or 7-day permit from the San Francisco Environment Department, and the property owner needs a Street Space Permit from Public Works. Public Works asks you to apply at least 10 business days ahead, post "No Parking" signs at least 72 hours before placement, and keep boxes off sidewalks, curb ramps, bus stops and hydrant zones. Full boxes must be removed within 2 business days.
In San Jose, only haulers with prior City approval may haul temporary waste bins, so confirm your bin company is on the City's authorized list. For a bin in the public right of way, check with the city before delivery. With the parking situation on some Willow Glen and Noe Valley streets, a driveway spot is often the easiest answer anyway.
