The Town of Los Gatos runs a dedicated express permit track for residential, non-structural kitchen and bathroom work, which tells you how routinely these projects go through the Building Division. In Saratoga, the Building Division handles plan checks, building permits and on-site inspections under the California Building Code. Swapping a faucet is one thing; moving a sink, adding circuits or opening a wall is permitted work in both places.

A typical remodel sees a rough or frame inspection before walls close, any insulation checks, and a final. Saratoga notes it does not inspect interior tile lath or ordinary (non-fire-rated) drywall.

What is different about remodeling a hillside home?

Interior kitchen and bath work is usually governed by the building code, not the hillside planning rules. Los Gatos's Hillside Development Standards focus on new development, grading, driveways and site layout. They come into play when a remodel grows into an addition or changes the exterior.

The practical side matters more day to day. Long driveways, tight switchbacks and limited parking mean deliveries need planning: a 10-foot slab of quartz does not love a hairpin turn, and neither does the truck carrying it. Good planning means scheduling materials, dumpsters and inspections around access, and protecting driveways and landscaping along the way. Older ranch homes and estates can also hide undersized electrical service or aging galvanized plumbing, so it pays to budget time for discovery once walls open.
