What does a bathroom remodel cost in the Bay Area right now?
The most useful public benchmark is the Cost vs. Value report published by the Journal of Light Construction (JLC). It prices the same defined projects in markets across the U.S., using building cost data from Verisk. San Francisco is the Bay Area market it reports. There is no separate San Jose or Peninsula figure, so homeowners from San Jose to South San Francisco can treat the San Francisco numbers as the closest regional benchmark. What do the "midrange" and "upscale" projects actually include?
The labels matter, because the report prices a specific scope:
- Midrange: an update of an existing 5x7-foot bathroom. New tub with ceramic tile surround, pressure-balanced shower control, standard toilet, solid-surface vanity top with integral sink, recessed medicine cabinet, ceramic tile floor.
- Upscale: a 35-square-foot bath expanded to 100 square feet inside the existing footprint, with every fixture relocated. Think frameless glass shower, freestanding soaker tub, stone counter with two sinks, custom cabinetry and electric in-floor heat.
Most Bay Area projects land somewhere in between. A hall bath in a Willow Glen bungalow is not a primary suite in a Los Altos Hills ranch, and the budget will show it.
What drives the cost up or down?
- Moving fixtures. Relocating the toilet, shower or vanity means new drain and supply lines. In San Jose, relocating or adding fixtures turns a "minor" remodel into a "major" one that needs plans and plan review.
- Size and layout. Expanding into a closet or hallway adds framing, drywall and often electrical work.
- Finish level. Tile, stone, glass, plumbing trim and cabinetry are where budgets stretch fastest.
- Code items. San Jose's remodel bulletin calls for a bathroom exhaust fan of at least 50 CFM, Energy Star rated, ducted outside and controlled by a humidistat, plus an occupancy or vacancy sensor on at least one light. Karl the Fog supplies plenty of humidity already, so the fan earns its keep.
- Accessibility. A curbless shower, grab-bar blocking and wider clearances cost more up front, which is why the universal design project prices higher than midrange.
- Logistics. Stairs, tight parking and long drives on Highway 101 for material runs all add labor hours.
Can an older home add hidden costs?
Yes. In homes built before 1978, the EPA's lead Renovation, Repair and Painting rule requires certified firms and lead-safe practices when paint is disturbed beyond small thresholds. The Bay Area Air Quality Management District requires advance notice when asbestos removal reaches 100 square feet, 100 linear feet or 35 cubic feet.
